TRCCG provided due diligence services to a prospective buyer of the former Express
Scripts building located in the Papago Park Business Park in Tempe, Arizona.
Project tasks included preparing a Phase I ESA, performing regulatory agency file review regarding prior underground tanks on site and performing a Building Condition Assessment of the structure.
TRCCG was brought in by Gould Electronics to assist in managing the demolition contractor
during demolition and remediation activities at a former copper foil manufacturing
plant in Chandler, Arizona.
Project tasks included coordination of the demolition contractor's activities with new construction on both the subject parcel and adjoining property.
TRCCG provided due diligence services to a prospective buyer of an office/warehouse
building located at 35th Avenue and Buckeye in Phoenix, Arizona.

of the structure, and performing an expanded review of the Mechanical, Electrical

The assessment work identified approximately $300,000 in immediate needs to restore the roofs of the buildings, which were found to be 6 years past their estimated useful life and currently exhibiting leaks into multiple tenant spaces.

TRCCG provided Building Condition Assessments (BCAs) for an office administration
building and two engineering/storage buildings as part of a planning process for
the Page Electric Utility in Page, Arizona. One of the buildings was a former aircraft
hangar at Page Airport.
The condition of the buildings and the cost to perform deferred maintenance were required to establish whether it was more cost effective long term to repair the existing structures or replace them with new facilities.
TRCCG acted as Owner’s Representative during the decommissioning and restoration of an industrial building located at 3279 E. Harbour Drive in Phoenix, Arizona.

TRCCG provided due diligence services to Nutracea for the selection of a new foodstuffs processing plant in Phoenix, Arizona. The services included performing Building Condition Assessments (BCAs) and Phase I ESAs on two different industrial sites in west Phoenix.
TRCCG also provided new source air permitting services for the processing plant. Our services including coordinating with the owner’s representatives and air permit engineer as well as liason with Maricopa County Environmental Services.

TRCCG acted as Owner’s Representative during a forensic investigation of a former photoprocessing lab in an industrial building located in Phoenix, Arizona.
The site was formerly occupied by a major photoprocessing lab and the tenant had abandoned the building without assessing environmental impacts of the prior tenancy or restoring the building to rentable condition. TRCCG was retained to review the tenant’s environmental documentation, perform Phase II environmental sampling, and develop a cost estimate for building restoration.
