Former Express Scripts Building

former Express Scripts building TRCCG provided due diligence services to a prospective buyer of the former Express Scripts building located in the Papago Park Business Park in Tempe, Arizona.

 

Project tasks included preparing a Phase I ESA, performing regulatory agency file review regarding prior underground tanks on site and performing a Building Condition Assessment of the structure.

Gould Electronics

Chandler, Arizona

Gould Electronics TRCCG was brought in by Gould Electronics to assist in managing the demolition contractor during demolition and remediation activities at a former copper foil manufacturing plant in Chandler, Arizona.

 

Project tasks included coordination of the demolition contractor's activities with new construction on both the subject parcel and adjoining property.

Office/Warehouse Building

Phoenix, Arizona

Office/Warehouse building TRCCG provided due diligence services to a prospective buyer of an office/warehouse building located at 35th Avenue and Buckeye in Phoenix, Arizona.

 

Project tasks included preparing a Phase I ESA, performing a Building Condition Assessment of the structure, and performing an expanded review of the Mechanical, Electrical and Plumbing (MEP) systems at the structure to review whether there was sufficient systems capacity for the intended usage as a large-capacity printing operation.

TRCCG completed Building Condition Assessments (BCAs) on seven buildings at the SRP Crosscut Complex, located at 998 W. Washington Street in Tempe, Arizona.

 

The site is a 72-acre campus occupied by administrative and maintenance facilities of Salt River Project (SRP), one of the two major utility providers in the state of Arizona. The buildings assessed included office, maintenance, and fabrication structures that were constructed from the 1930s through the 1970s. The purpose of the BCAs was to evaluate the physical condition of the structures and building systems, with particular attention to Mechanical, Electrical, and Plumbing (MEP) systems.

TRCCG completed a Phase I ESA and Building Condition Assessment for a prospective buyer of the Tiger Industrial Center, located at 4901-4929 West Van Buren Street in Phoenix, Arizona. The site consists of two, single-story office/warehouse industrial buildings containing a total of 103,358 square feet of gross building area. The buildings were constructed in 1981 on a 4.79-acre parcel of land.

 

The assessment work identified approximately $300,000 in immediate needs to restore the roofs of the buildings, which were found to be 6 years past their estimated useful life and currently exhibiting leaks into multiple tenant spaces.

Page Electric Utility

wpfd84a9d7_0f.jpg TRCCG provided Building Condition Assessments (BCAs) for an office administration building and two engineering/storage buildings as part of a planning process for the Page Electric Utility in Page, Arizona.  One of the buildings was a former aircraft hangar at Page Airport.

 

The condition of  the buildings and the cost to perform deferred maintenance were required to establish whether it was more cost effective long term to repair the existing structures or replace them with new facilities.

Photronics

Phoenix, Arizona

TRCCG acted as Owner’s Representative during the decommissioning and restoration of an industrial building located at 3279 E. Harbour Drive in Phoenix, Arizona.

 

The site was formerly occupied by Photronics,  a manufacturer of photomask plates for the semi-conductor industry.  Photomask processes on site included wet etching and chemical cleaning.  TRCCG was retained to review the tenant’s environmental documentation and monitor the tenant’s contractors during equipment removal and during demolition of process areas, chemical storage areas and wastewater installations. TRCCG also monitored building and site restoration activities and performed a punch list walk on project completion.

Nutracea Facility

Phoenix, Arizona

TRCCG provided due diligence services to Nutracea for the selection of a new foodstuffs processing plant in Phoenix, Arizona. The services included performing Building Condition Assessments (BCAs) and Phase I ESAs on two different industrial sites in west Phoenix.

 

TRCCG also provided new source air permitting services for the processing plant.  Our services including coordinating with the owner’s representatives and air permit engineer as well as liason with Maricopa County Environmental Services.

Former Photoprocessing Lab

Phoenix, Arizona

TRCCG acted as Owner’s Representative during a forensic investigation of a former photoprocessing lab in an industrial building located in Phoenix, Arizona.

 

The site was formerly occupied by a major photoprocessing lab and the tenant had abandoned the building without assessing environmental impacts of the prior tenancy or restoring the building to rentable condition.  TRCCG was retained to review the tenant’s environmental documentation, perform Phase II environmental sampling, and develop a cost estimate for building restoration.
