TRCCG is currently under contract with the City of Scottsdale, Arizona to provide
Building Condition Assessment services for the Historical Preservation Program.
The purpose of the BCA services is to assist the City with the preparation of Historic Preservation plans for all properties designated on the Scottsdale Historic Register. The main focus of these services is identify issues and physical needs that should be addressed to enhance building system functionality and ensure preservation.


TRCCG was called in to evaluate severe cracking in an exterior wall and associated interior distress in a historic restaurant building in downtown Phoenix.
TRCCG coordinated destructive testing with the structural engineer and determined that a major addition was not properly tied to the original structure and the load bearing wall was in need of repair. TRCCG worked in conjunction with the structural team to devise a plan for remedial construction that would preserve the structure and minimize downtime of the restaurant operation. The project team included a structural engineer and civil engineer.
TRCCG assisted the owner with Contractor selection and Construction Management of the subsequent structural repair work.
TRCCG was called in to evaluate structural damage to a porte cochere at an assisted
living facility in Scottsdale, Arizona. The damage was the result of a delivery truck
collision.
TRCCG coordinated destructive testing with the structural engineer and determined that the beam would require replacement. TRCCG worked in conjunction with the structural team to devise a plan for remedial construction that would restore the structural integrity of the porte cochere and restore the exterior finishes.
TRCCG was contracted by the Snowflake Unified School District to evaluate severe
cracking in glulam beams in the ceiling of a junior high school facility in Snowflake,
Arizona.
TRCCG coordinated structural observation with a structural engineer and determined that the beams were both underdesigned for current equipment and snow loads and significantly deteriorated below their design capacity.
TRCCG worked in conjunction with the structural team to provide temporary shoring for the site to ensure public safety. TRCCG also devised a plan for remedial construction that would preserve the structure and repair and supplement the exising beams. The project team included a structural engineer and civil engineer.
TRCCG is assisting the owner with Contractor selection and Construction Management of the future structural repair work.

TRCCG teamed with Peterson Architecture to perform an Historical Building Condition Assessment of the landmark Arizona Biltmore Hotel in Phoenix, Arizona. The hotel was built in 1929 and is famous for its Frank Lloyd Wright themed architectural features.
TRCCG and Peterson reviewed and documented the physical condition of the historic portions of structure including the exterior shell, roof, interiors, and MEP systems. The assessment report identified system deficiencies and deferred maintenance items and provided estimates for the repair and restoration of several critical historical elements.
