TRCCG completed a Phase I ESA for a medical office building (Tucson Vascular Center) located on St. Mary’s Road in Tucson, Pima County, Arizona.

TRCCG performed a Building Condition Assessment (BCA) for a prospective buyer of

The BCA evaluated the condition of the building exterior, interior, roof, MEP systems, ADA issues, and the condition of the parking lots and grounds. Deferred maintenance items were itemized and cost allowances for immediate, short term,and reserve items were provided on reserve tables.
TRCCG completed a Phase I ESA for a pharmacy and medical supply company located in Tempe, Arizona. The business provided supplies and services to home infusion clients.
The Phase I ESA found no recognized environmental conditions connected to the site. However, the ESA did find that there was a stormwater dry well on site that was not registered with the ADEQ as required by Arizona law. TRCCG recommended the dry well be registered.
At the client’s request, TRCCG registered the dry well with ADEQ.
TRCCG was brought in to perform a Building Condition Assessment (BCA) of the former Mesa General Hospital in Mesa, Arizona.
TRCCG's services consisted of evaluating the physical condition of the building exterior, interior, roof, and MEP systems and reviewing recent construction repairs. The purpose of the BCA was for use by the tenant in documenting that the building had been restored to rentable condition in accordance with their lease obligations to the building owner.
