Cochise Office Building

Scottsdale, Arizona

Cochise Office Building TRCCG completed a Phase I ESA and Building Condition Assessment for a professional office building located at 7010 E. Cochise Road in Scottsdale, Maricopa County, Arizona.

The site consists of a single-story multi-tenant building containing a total of 12,267 square feet of gross building area. The building was constructed in 1999 on a 0.9-acre parcel of land.

The environmental assessment work identified no recognized environmental conditions connected to the site. The physical condition assessment identified the overall condition of the property as good, but recommended a reflective coating be applied to the roof in the short term, and an asphalt overlay of the parking lot during the reserve term.

Coronado Professional Office Building

Phoenix, Arizona

Coronado Professional Office Building TRCCG completed a Phase I ESA and Building Condition Assessment for a professional office building located at 1700 N. 7th Street, at the northwest corner of 7th Street and Coronado Road in Phoenix, Maricopa County, Arizona.

The site consists of a single-story multi-tenant building containing a total of 10,215 square feet of gross building area. The building was constructed in 1981 on a 0.7-acre parcel of land.

The assessment work identified no recognized environmental conditions connected to the site. The assessment identified the overall condition of the property as good, but recommended an asphalt overlay of the parking lot and driveway areas during the reserve term.

Former Motorola 56th Street Building

Phoenix, Arizona

TRCCG provided Building Condition Assessment services to a prospective buyer of a former Motorola building located at 3102 N. 56th Street in Phoenix, Maricopa County, Arizona. The original building was constructed in the 1950s and was used for electronics manufacturing until 1984 when it was expanded to its current configuration and converted to office use.

The assessment included a review of the environmental history and regulatory status of the site and monitoring of ongoing TI work in the building interior.

Northern Office Building

Glendale, Arizona

Northern Office Building TRCCG completed a Phase I ESA and Building Condition Assessment for a professional office building located at 5440 West Northern Avenue in Glendale, Maricopa County, Arizona.

The site consists of a 16,000 square foot single-story office building on a 2.97-acre parcel of land. The building was previously occupied an insurance company, which used the site as office space and to inspect vehicles regarding insurance claims.

The environmental assessment work identified no recognized environmental conditions connected to the site. The physical condition assessment identified the overall condition of the property as good, but recommended seal cracking in the asphalt pavement to be repaired as well as some sections of the concrete curb.

SCF Arizona

Phoenix, Arizona

TRCCG was brought in by Landmark TCN to provide owner's representation and construction management services for a new 185,961 sf Class "A" office building under construction at 4600 E. Washington Street in Phoenix, Arizona.

The project consisted of providing services to represent SCF Arizona during McShane's construction of the structure. Tasks included on-site documentation of construction progress, preparing monthly progress reports, reviewing lien waivers, and reviewing pay applications and change orders.
