The physical condition assessment identified the overall condition of the property as good, but recommended a reflective coating be applied to the roof in the short term, and an asphalt overlay of the parking lot during the reserve term.

TRCCG provided Building Condition Assessment services to a prospective buyer of a former Motorola building located at 3102 N. 56th Street in Phoenix, Maricopa County, Arizona. The original building was constructed in the 1950s and was used for electronics manufacturing until 1984 when it was expanded to its current configuration and converted to office use.
The assessment included a review of the environmental history and regulatory status of the site and monitoring of ongoing TI work in the building interior.

TRCCG was brought in by Landmark TCN to provide owner's representation and construction management services for a new 185,961 sf Class "A" office building under construction at 4600 E. Washington Street in Phoenix, Arizona.
